A community scoping session for the Cypress Point Affordable Housing Community Environmental Impact Report (EIR) will be the single-item agenda at the SMC Planning Commission meeting Dec 14, 2022, at 9:00 AM (held remotely). Cypress Point is a proposed 71-unit, 100% affordable family development on an 11-acre site at Carlos & Sierra in Moss Beach. The purpose of the meeting is to provide individuals and organizations an opportunity to give input on the scope and content of the environmental analysis to be contained in the EIR. Comments will be recorded and be made part of the formal EIR record. Questions raised by speakers at the session will be responded to through the EIR process and not during the meeting, as the purpose of the session is for the public to provide information and input to the County and the consultant under contract with the County to prepare the EIR.
Comments should be limited to the scope of environmental effects to be studied, rather than commenting on the merits of the project at this time. CEQA defines environmental effects as direct, indirect, and cumulative impacts to the natural and man-made environment affected by the project. Effects analyzed under CEQA must be related to a physical change in the environment.
